Do you need planning permission for a garden Studio?
In most cases you don’t need planning permission for a garden studio, providing it’s being used for personal use or solo working, and it is less than 2.5m tall if it’s within 2m of your boundary.
If it’s taller than 2.5m it needs to be over 2m away from your boundary and have a dual apex roof, if it’s over 3m. Anything over 4m needs planning permission. Additionally, anything in a conservation area or on a listed property needs planning permission.

Most garden rooms do not require planning permission because they fall under the permitted development rights as an outbuilding. However they must meet certain size, height and usage limits.
The garden room must be:
Single storey
For domestic use only and cannot be used as a separate dwelling or for regular overnight use.
Located within the land around your home that belongs to it
2.5m in height or less if it’s within 2 meters of any boundary
3 meters high or less if it has a flat roof and is more than 2m from the boundary
4 meters or less if it has a dual-pitched (apex) roof and is more than 2m from the boundary
and must not:
Be situated in front of your house
Exceed more than 50% of the total area of land around the house
For properties in national parks, Areas of Outstanding Natural Beauty (AONB), conservation areas, or listed buildings, extra restrictions apply.

Yes, our garden rooms are built using SIPs (structural insulated panels) with 97mm thick walls and 125mm floors and roof. The roof is covered with weather resistant EPDM rubber, providing comfort and energy efficiency all year round.
Prices can vary largely depending upon the manufacturer, the size, specifications, such as a pergola or aluminium doors and whether it’s a self-build or a prefabricated solution. But, typically, a garden room built with an insulated frame and installation included costs between £10,000 – £30,000+.

Every one of our garden rooms comes with the following as standard:

- UPVC french doors (other doors are available)
- Low-maintenance cladding and roof
- SIPs – structural insulated panels filled with polyurethane foam, walls will be unfinished internally to be either decorated by the customer or adding an optional upgrade of plastering or internally cladded
- Installation of electric cabling without external sockets, light fittings or switches (full electrical installation can be provided)
- 125mm flooring (LVT flooring and other options available)
